1. Our Commitment to Accessibility
Stepp Commercial believes that all people — regardless of disability, device, or circumstance — should be able to access information about multifamily real estate investment opportunities in Los Angeles and Southern California. We are actively working to ensure that steppcommercial.com meets or exceeds the Web Content Accessibility Guidelines (WCAG) 2.1 at Level AA, as published by the World Wide Web Consortium (W3C).
This is an ongoing effort. We review and update our site regularly and welcome feedback from anyone who encounters barriers.
2. What WCAG 2.1 Level AA Means
WCAG 2.1 is the globally recognized standard for web accessibility. Level AA compliance means our site aims to meet the following four core principles:
| Principle | What It Means for Our Site | Examples |
|---|---|---|
| Perceivable | Information and UI components are presentable in ways all users can perceive | Alt text on images, captions on video, sufficient color contrast |
| Operable | All functionality is accessible via keyboard and not just a mouse | Keyboard navigation, no content that flashes more than 3 times per second |
| Understandable | Content and operation of the interface is clear and predictable | Readable text, consistent navigation, error identification on forms |
| Robust | Content can be interpreted by a wide variety of assistive technologies | Valid HTML, ARIA labels, compatibility with screen readers |
3. Current Accessibility Status
Partially Conformant
This website is partially conformant with WCAG 2.1 Level AA. "Partially conformant" means that some parts of the content do not fully conform to the accessibility standard. We are actively working to address all known issues.
What We Have Done
- Implemented a responsive, mobile-friendly design that adapts to all screen sizes and orientations
- Used semantic HTML elements (headings, lists, paragraphs) to provide clear document structure
- Ensured primary brand color (#065EA9) meets WCAG AA contrast requirements against white backgrounds
- Added descriptive alt text to key property images and team photographs
- Ensured all contact forms include clearly labeled input fields
- Made all navigation menus keyboard-accessible
- Included skip-to-content links for keyboard and screen reader users
- Ensured font sizes are set in relative units (rem/em) to respect user browser settings
Known Limitations
We are aware of the following areas where improvements are actively being made:
- Some older property listing photographs may not yet have complete alt text descriptions
- Embedded third-party map widgets (e.g., Google Maps) have limited accessibility controls outside our direct influence
- Some PDF market reports may not be fully screen-reader compatible — accessible versions available upon request
- Some interactive Elementor-built components may not yet fully support all keyboard navigation patterns
- Video content, if published, may not yet include closed captions — we will add these as content is produced
4. Assistive Technology Compatibility
Our website has been built and tested with compatibility for the following assistive technologies in mind:
| Assistive Technology | Support Level | Notes |
|---|---|---|
| Screen Readers (NVDA, JAWS, VoiceOver) | Supported | Semantic HTML and ARIA landmarks in use; ongoing testing |
| Keyboard-only Navigation | Supported | All primary navigation and forms are keyboard accessible |
| High Contrast Mode | Supported | Site respects OS-level high contrast settings |
| Browser Zoom (up to 200%) | Supported | Responsive layout reflows correctly at zoom levels up to 200% |
| Voice Control (Dragon NaturallySpeaking) | Partially Supported | Primary navigation and forms supported; some widgets in progress |
| Mobile Screen Readers (TalkBack, VoiceOver iOS) | Partially Supported | Core pages tested; full audit in progress |
5. Third-Party Content
Our website uses third-party tools and embedded content that are outside our direct control. We have no ability to remediate accessibility issues in third-party content, but we have selected providers that prioritize accessibility and will advocate for improvements where possible. Third-party content includes:
- Google Maps — embedded property location maps; Google provides its own accessibility features
- Social media feeds (LinkedIn, Instagram) — governed by each platform's own accessibility standards
- PDF market reports — we will provide accessible HTML versions of all key reports upon request
- Video content — where hosted via YouTube or Vimeo, platform-level accessibility tools apply
6. ADA & California Law Compliance
In addition to WCAG 2.1, we take the following legal frameworks seriously as they apply to our website and operations:
| Law / Standard | Applicability | Our Approach |
|---|---|---|
| Americans with Disabilities Act (ADA), Title III | Places of public accommodation, including commercial websites serving the public | We treat our website as a place of public accommodation and work to ensure equal access |
| California Unruh Civil Rights Act | Applies to all business establishments in California; prohibits discrimination against persons with disabilities | Full compliance across all client-facing services, online and in-person |
| Section 508 (Federal) | Primarily applies to federal agencies; adopted as a best-practice standard | We use Section 508 guidelines as a supplementary reference for our accessibility work |
| California Fair Employment & Housing Act (FEHA) | Applies to employment; we include accessible job application information on our website | All team and careers-related content is designed to be accessible |
Fair Housing & Equal Access
Stepp Commercial is fully committed to the Fair Housing Act and California fair housing laws. All property listings, investment information, and brokerage services are offered without discrimination on the basis of race, color, religion, sex, national origin, disability, familial status, sexual orientation, or any other protected characteristic. Accessible alternatives to any online content are available upon request.
